



ABOUT
Aseana Business Park Estate Association, Incorporated is a non-stock non profit organization of locators/lot owners of Aseana City (formerly Aseana Business Park). The Association was officialy registered with the Security and Exchange Commision on 18th of February 2014 with the Registration No. CN200402559. The Association was incorporated for the following purposes;
- Promote the general welfare , properity and good name of Aseana City;
- Safeguard the welfare and well-being of the owners, lessees and occupants of real property and/or building in the Aseana City
- Adopt such sules and regulations to implement the restrictions, reservations, liens, servitudes, easement and charges concerning the use, enjoyment and occupancy of all the properties in the area which the Association has jurisdiction, and enforce the decision and ruling of Association over any of the said porperty; and,
- Exercise such other powers as are required and necessary of incidental to those herein mentioned
LOCATORS

Aseana One
Aseana One is the first commercial project in the company’s flagship development, Aseana City. It is a 12 storey office project, with 20,000sqm gross floor area, designed to specifically cater to the Business Process Outsourcing (BPO) industry. Among its key features are 100% back-up power, Variable Refrigerant Flow (VRF) Air-conditioning, higher allowances and redundancies of utilities per square meter, and space planning flexibility which can attract both traditional corporate office and BPO tennants. The project is also transit oriented as it is situated near a future stop of the Light Rail Transit extension. Aseana One was completed last August of 2012.

Aseana Three
Aseana Three is the third office building located in the emerging business, entertainment and tourist destination of Manila, Aseana City. Similar to Aseana One and Two, Aseana Three’s 14-storey building is designed to cater to the Business Process Outsourcing (BPO) industry. It is located along Pres. D. Macapagal Blvd. cor Aseana Ave., a prime corner location in Aseana City.

Aseana Square
Aseana Square is the newest dining and retail strip development in Aseana City. This 2-storey commercial building will house 25 leasable spaces—mostly food stores and wellness shops—joining other food establishments anchored by a Chevron gasoline station.

Monarch Parksuite
Situated on Bradco Avenue in Aseana Business Park and close to the Mall of Asia Complex, Monarch Parksuites is a four-tower, 17-story residential enclave featuring the classic Dutch Baroque architectural design. Pixel Residences
Pixel Residences, the first residential development of Aseana Residential Holdings, is well underway with construction to start in 2017 and to be completed by December 2019. Located at Aseana City in Paranaque City, Pixel Residences was conceptualized to meet the demand for quality, generous living spaces at a prime location within a master planned community.

JX Tower
JIAXINGs Building design adopted the Image of Aseana which is a “Modern City” by using glass on its façade as a building mass component. It gives modern look complement and reflects the beauty of its environment. It’s a 13-storey mixed used building and has 13,207 sqm. gross floor area. The building commenced last June 15, 2018 and was completed in April 2019. Their tenants are mostly composed Business Processing Outsourcing, one of the fastest growing industry in the Philippines.

Ri Rance Corp. Center 1

APPLICATION PROCEDURE
All permit application is required to be submitted online starting May 16, 2020. Forms are readily made downloadable at ‘Downloadable’ tab at this website. Kindly complete the required submittals (refer to list below), then send it to permits@abpea.com. You will receive an email reply, including the applicable fee to settle. Please note that we are implementing the same processing duration of each permits (within 3 working days).
DEVELOPMENT CONTROL PERMIT
The minimum requirements for Development Control Work Permit online application are the following;
- Completely filled-out application form
- Endorsement of contractor from locator
- Location plan
- Design/Keyplan

- Fill out the form using your desktop/laptop PDF Viewer (no need to print it out or convert it to any other format). Click the ‘save’ button and send it to permits@abpea.com together with the necessary attachments/requirements.
- Use file name format : PLATE # – PROJECT NAME – CONTRACTOR NAME

- Once the submitted application has been reviewed, a reference number will be given before proceeding with the payment.
STEP 2: Payment
- Present the reference number to our Accounting Office.
- Gatepass fee shall be P224.00 (VAT Inc.) per entry of the vehicle.
- Two (2) copies (original-white, duplicate-blue) of the receipt shall be issued upon payment. Please keep the “blue” receipt as this will be presented to our security on the day of your delivery/pullout activity.
STEP 3: Releasing
- Once the payment has been confirmed, gatepass permit may be released within the day or the next working day.
- The approved gatepass permit and payment receipt (blue copy) shall be presented and shall always be made available upon security inspection. Non-compliance will be subject to work/activity stoppage.
- Requirements for delivery and pullout are stated in the lower part of the Gatepass form.
- Applications with lacking documents/details will not be processed.
- Releasing/Processing is from Mondays-Fridays, 8:00am-4:00pm only. Any applications submitted beyond those hours will be assessed the next working day.

STEP 3: Releasing
NIGHT SHIFT TELLER
We are glad to inform you that our Night Shift Teller shall now accommodate permit applications every Saturday, from 6:00pm – 6:00am. On the other hand, relative with ABPEA CM NO. 2020-10-001, evening permit transaction guidelines shall still be as follows:

4. ABPEA Operations’ original permit forms are available at our night-shift teller and at all security huts within
the Estate.

the permit and the payment receipt shall be presented upon security inspection.

5. Kindly note that our night-shift teller will only accommodate permit applications for gatepass, hauling and
road usage permits with duly-accomplished original forms and complete requirements.
CONSTRUCTION OF BUILDING AND/ OR ESTABLISHMENT
All Development Control applications and transactions are to be performed at ABPEA Business Center.
- Pre-Construction Stage
A Design Orientation will be conducted to the formally-endorsed designer/ consultants for them to be aware of Aseana City’s guidelines for the massing and building design. A checklist of procedures and required submittals will be given during the Orientation.
A signed ABPEA Endorsement/ Notice to Proceed (NTP) form will be given to the locator once design is thoroughly reviewed and ready for implementation. - Construction Stage
A Pre-Mobilization Orientation will be conducted to the assigned Project Management and Construction team to provide proper guidance to Locators with the Aseana City’s Guidelines, Policies & Regulations. This is to ensure full-compliance, establish zero or minimize violation daily work activities, and implementation of strict safety and security protocols.
A Development Control Work Permit must be secured first before any construction works within Aseana City. - Post- Construction Stage
To guarantee conformance of all locators to Aseana City Guidelines, Policies & Regulations, ABPEA together with the Project Management and Construction team will conduct assessment of the completed establishment. A Certificate of Statutory Completion (CSC) will be issued to compliant locators.
